Greece Golden Visa Programme

The Greece Golden Visa programme is one of the lowest-cost residency routes within the European Union (EU). This Greek investment visa is particularly appealing for those who wish to enjoy visa-free travel throughout the EU Schengen Area.

To qualify for the Greece Golden Visa Programme applicants are required to purchase commercial or residential real estate on the Greek mainland or the islands.

In addition to the actual cost of the property, some other expenses will be incurred, most of which are based on the ‘assessed tax value’ of the property.

  • Notary fees: 1.2–1.5% of the property value
  • Land registry fees: 0.5–0.7% of the property value
  • Transfer tax: 3.09% of the property value, payable to the revenue service
  • Real estate agency fees (where applicable): 2% of the purchase price

Who Can Get Greece Residency

Purchase Property

Purchase commercial or residential real estate on the Greek mainland or the islands. The value of the property must be at least €250,000. We can arrange for you to visit Greece to view properties.

Have medical insurance to cover your stay in Greece and share relevant certificates to show you share kinship with your dependents. Hold on to your property or real estate investment.

Application Process

MONTH 1
Client Onboarding Process

We commence our process with Form 1. This enables us to carry out the initial Het Dynamic due diligence. Following the successful screening, we will provide you with a Client Agreement (CA) to review and sign.

Upon receiving the signed agreement and retainer payment, our legal team will complete all necessary government forms and supporting documents. You will need to execute a sales and purchase agreement with the developer. We will liaise with the property developer and the Hellenic Republic Ministry of Migration and Asylum on your behalf.

MONTHS 1-2
Application Review and Submission

Before submitting your documents, we comprehensively review your application to ensure your file complies with the Ministry of Migration and Asylum’s requirements. Our legal team will complete its final checks before submitting the relevant forms.

The Ministry will undertake its own due diligence and reviews all the paperwork. We will continue to work closely with them throughout the process to ensure your application is timely and efficiently processed. After applying, the Ministry of Migration & Asylum will issue a receipt that can serve as a temporary residence permit while awaiting the application decision.

MONTHS 4-6
Golden Visa Issued

The Ministry will assess your application, and upon approval, you must make all necessary contributions and pay any applicable government fees. We will then arrange for all relevant residence certificates to be sent out.
